During the first year, it is normal for some minor cracks and separations to appear in the drywall and trim on the interior of your home. These cracks and separations are caused by expansion and contraction that occur as the home goes through the initial heating and cooling cycle. As a courtesy, we will provide the following service one time during the first year after closing:
1) recaulk interior trim separations which are 1/16" or greater;
2) repair nail pops where the head breaks through the finish of the drywall;
3) repair drywall cracks which are 1/16" or greater;
4) repair separations of corner bead;
5) adjust interior doors that stick or do not latch properly.
Minor blemishes in the drywall and inconsistencies in the finish of painted surfaces will not be addressed. Areas where repairs are made will be repainted as necessary. Please note that an exact match of paint color is not possible. Re-cracking of drywall and trim subsequent to this service will not be addressed.
Your touchup may require an entire workday or more to perform. All appointments are scheduled Monday through Friday. I have read, understand and accept the terms of the one-time interior touchup noted above.
